IMPORTANT! Fire Plan

FIRE DETECTION AND WARNING SYSTEM: There are two smoke alarms. 

FIRE ALARM TEST: Is done weekly – usually on a Monday (but this may change week to week)

FIRE EXTINGUISHERS: There is a fire extinguisher in the hall and also on the landing immediately outside the front door.

FIRE BLANKET: There is a fire blanket in the kitchen.

EMERGENCY LIGHTING: There is a torch in drawer in the hall

EXIT ROUTE: Emergency exit -  Main apartment door and down the communal stairs and exit left or right

GATHERING POINT: Parking Area

Note: The apartment is located on the first floor and can only be accessed via stairs. For safety reasons, in the event of an emergency, guests must be able to evacuate independently on foot without assistance. This may not be suitable for individuals with mobility issues.

Step 1: Identify the Hazards

Electrical Wiring and Appliances

All electrical installations and appliances are maintained to a high standard:

•        No trailing wires within useable areas

•        Cables, plugs and sockets checked for damage, cracks and loose wires prior to every arrival

•        Fuseboard in hallway cupboard is in good condition and correctly labelled

•        All appliances are visually checked between guest visits

•        Electrical Installation Condition Report (EICR) carried out March 2022, meeting all required standards

Cooking Facilities

The kitchen is equipped with appropriate safety measures:

•        Written instructions for using the cooker are provided to all guests

•        Extractor fan and oven are cleaned regularly

•        No facility for deep fat frying is available

Smoking Policy

A strict NO SMOKING policy is in place for both the apartment and all communal areas, including the use of vaping materials and e-cigarettes.

Candles and Open Flames

The use of candles is strictly prohibited throughout the property.

Heating and Hot Water

The gas-fired boiler system is maintained to current safety standards:

•        Hot water and heating boiler located in hallway cupboard

•        System serviced annually by Gas Safe registered engineer

•        Last service carried out March 2025

•        Valid Gas Safety Certificate issued March 2025

•        Carbon monoxide detector installed and operational adjacent to boiler

Open Fires and Wood Burners

There is no open fire or wood burning stove in the apartment or in any communal areas.

Building Structure

The apartment forms part of a conversion completed in 2017:

•        Exterior walls constructed using original 19th century stone

•        Internal subdivision by stud walls and plasterboard

•        All construction complies with current Building Regulations

Furniture and Furnishings

All furniture and furnishings comply with Fire Safety Regulations.

Domestic Waste Management

Appropriate waste storage and disposal facilities are provided:

•        Storage bins and bin liners provided within the apartment

•        Clear instructions for removal of all waste to communal bin areas

•        Communal bins located in the car parking area

Other Potential Hazards

•        No gardening equipment is supplied

•        The use of BBQs is not permitted

•        General household cleaning products stored safely in kitchen area

Step 2: Identify People at Risk

Occupants

•        Maximum guest capacity: 4 persons

•        Self-catering accommodation suitable for independent adults

•        Guest information provided on arrival

Staff and Contractors

•        Responsible people are allocated responsibility for housekeeping and changeovers

•        Both Paul and Rachel Roberts are carry out the main housekeeping duties and are experienced holiday let owners – occasionally other people conduct changeovers under their instruction

•        Fully aware of Health and Safety requirements

•        Regular and trusted persons with appropriate expertise

Step 3: Evaluate the Risks

Fire Detection and Alarm System

Comprehensive fire detection system is installed and maintained:

•        Communal fire alarm system managed by landlords

•        Weekly testing carried out every Monday

•        Smoke alarms installed in all rooms within the apartment

•        Interconnected alarms in both bedrooms

•        Radio-linked smoke alarm in hallway (installed March 2025 in compliance with new regulations)

•        Apartment main door is a certified fire door

•        Annual fire door survey carried out 5th January 2026 by West Devon Fire Protection

•        Main building smoke alarm and apartment connecting alarm checked 8th January 2026 by Newquay Fire

•        All safety regulations met and current

Means of Escape

Property Layout: Two bedroom apartment located on the first floor.

Exit Routes:

•        Main apartment door is a fire door

•        Door unlocks easily from inside without use of a key

•        Stairs lead down to communal hallway

•        Two exit doors available: front and rear of building

•        Main fire alarm control panel located inside front main door

•        All escape routes kept clear of obstructions

Evacuation Procedures

In the event of fire, guests must follow these procedures:

1.       Exit via the apartment door immediately

2.       Proceed down the stairs to ground floor

3.       Exit the building via front or rear door

4.       Assemble at the designated meeting point in the parking area to the front of the building

Important: The stairs and all escape routes must be kept clear of hazards at all times.

Emergency Escape Lighting

•        Automatic escape lighting activates in the event of fire

•        Backup torch provided and stored in apartment hallway

Firefighting Equipment

Appropriate firefighting equipment is available and maintained:

•        Fire extinguisher located immediately outside the front door of the apartment

•        Extinguisher is the responsibility of landlords

•        Checked and replaced in line with current regulations

•        Fire blanket located in the kitchen

Risk Assessment Summary

This fire risk assessment has identified all significant fire hazards within the property. Appropriate control measures are in place and maintained to current standards. All fire safety equipment is regularly tested and serviced.

The property is compliant with current fire safety regulations for self-catering holiday accommodation.

Review Schedule

This fire risk assessment should be reviewed:

  • Annually as a minimum

  • Following any significant changes to the property

  • Following any fire safety incident

  • When regulations change

Next scheduled review date: 1st March 2027
